What is Sealcoating?

Oxidation is the process in which the oils that were originally mixed with the asphalt begin to dry out. As this happens it is visible to anyone who sees it because the pavement on your driveway will turn from a deeply pigmented black to a light grey.
As oxidation progresses the pavement loses its flexibility and it begins to crumble and crack.
Sealcoating also fixes minor cracks and fractures that occur over time.
With a layer of sealcoating, the depleted oils are restored as well as the richness of the black, giving your asphalt a fresh look.
Should I sealcoat my driveway myself?
While you can purchase sealcoating from local retailers, such as hardware stores, we do not recommend it.
Although it may be handy to fix an individual crack in the surface of your asphalt, any crack is an indication of deterioration. Especially if you have several cracks happening through your paved area.
It is always best practice to have someone come and inspect your driveway, or paved area, to see what is causing the failure of your pavement. Deep cracks, upheavals, depressions, ruts and more could be indicative of a deeper underlying issue.
